accordance with the conditions, regulations and laws applicable in the State of Qatar subject
to construction standard specifications and criteria.
We shall comply with all Municipality laws (Buildings Organiza2on Law No. 4/1985 amended
by Law No. 5/2009, Public Cleanness Law No. 8/1974 in addi2on to all legisla2ons to be
issued by the municipality in respect of buildings organization).
We shall also comply with the building permit issued by Municipality, and execute all
environmental laws and regula2ons as per Circular No. 84/2010.
We affirm that we shall bear the responsibility for carrying out building works in accordance
with drawings and specifications approved by competent governmental authorities and
certified by the Municipality. We shall be liable for the accuracy and integrity of drawings
and designs prepared by our office, and acknowledge that our office is not allowed to make
any changes on the drawings or specifications unless approved by the competent authorities
and the owner.
This undertaking shall be deemed as an advance notice and our office shall be liable directly
before the Municipality to take the appropriate action as per the laws and regulations like
violations or work suspension and so on. In case of any violations or irregularities during the
execution period of the project, the Municipality should be notified and work should be
suspended immediately until the Municipality takes the appropriate action.

After reviewing the received documents from xxxxxxxxxxxxxxx and their response to queries, the issue can be summarized as following:
1) xxxxxxxxxxx ordered on xxxxxxxxxxxxxxxxx to buy xxxxxxxxxxxxx from xxxxxxx
2) xxxxxxxx supplied the material according to the request of xxxxxxxx. The material was a product of xxxxxxxxxxxxx.
3) Following the installation of the material, it was found out during Defects Liability Period that the material was not effective, in a gooey liquid state and failed to solidify.
4) xxxxxxxxxxxx communicated with xxxxxxxxx, which connected xxxxxxxxxxx with xxxxxxxxxxxx International, the main supplier. The latter agreed to replace xxxxxxxxxxxx with Xxxxxxxxxxxxx.
5) xxxxxxxxxxxxx has begun replacing the material, and demanded from xxxxxxxxxx to make up for the costs of workmanship, supervision and others. xxxxxxxxxxxx and xxxxxxxxxxx have refused to pay any costs of the workmanship or other expenses, and decided to bear the replacement cost of the material according to the Purchase Orders only and stated that they are not liable to bear any other expenses.
6) xxxxxxxxxxx held meetings with the two companies. The latter have refused to pay for any monies apart from the replacement of the materials, and affirmed that they have actually replaced the material, and in case xxxxxxxxx desires to demand for other monies it should do so by resorting to a legal action/courts.
7) No any contractual terms governing the relationship between xxxxxxxxx & xxxxxx could be found in the case file, likewise penalty clauses or any money as P.B.
8) No any approval by Client is found in the papers for using xxxxxxxxxxxx
9) The instruction manual of using xxxxxxxxxx- as reported by xxxxxxxxx- meets the required purpose, but it proved the failure of the first material in practice after installation.
10) According to xxxxxxxxxx the material submitted for approval is xxxxxxxxxxxxx while xxxxxxxxxxxxx was used as stated by xxxxxxxxxxxx upon the recommendation of xxxxxxxxxxx, nevertheless no supporting document is found in the papers to prove that. However, there is a certificate (to whom it may concern) issued by xxxxxxxxxxxxxxxx LLC confirming the similarity of some of the components of xxxxxxxxxxxxxxx and xxxxxxxxxxxx regarding their resistance of some chemicals, which is a purely technical matter we need to discuss and clarify as it may well be a positive point for our legal claim.
11) There is no any approval from any entity for the amounts reported by xxxxxxxxxxxxx for rectifying the works.
12) Estimates set out by xxxxxxxxxx for rectifying the works as of xxxxxxxx 2012 are xxxxxxxxxxxxxx, which could rise further by the completion of rectifying all works.

2. السادة شركة ×××××××××××××× ـ قطرية الجنسية ـ س ت رقم ××××××××× ت:×××××××××× ـ ص.ب:×××××××× الدوحــــة ـ قطـــر ، ويمثلها السيد ×××××××××××××××××× , رئيس مجلس الإدارة " (طرف ثاني ـ مستأجر)
شــروط العقــد
1. مدة هذا العقد سنتين تبــدأ إعتبـــاراُ من ×××××××××× وتنتهـــي في ××××××××××× ويتم تجديد العقد بإتفاق الطرفين مالم يخطر احد الطرفين الطرف الأخر بعدم رغبته في التجديد قبل إنتهاء العقد بمدة لا تقل عن شهر.

5. اتفق الطرفان على ان تكون رسوم إستهلاك الكهرباء والماء على عاتق الطرف الثاني المستأجر طيلة مدة الإيجار .
6. يقر الطرف الثاني بأنه قد عاين العين المؤجرة وملحقاتها وأقر بصلاحيتها لإستخدامها واستغلالها سكن للعمال .
7. يحق للطرف الثاني القيام بتعديل الغرض من المخزن الكائن بقطعة الأرض سالفة الذكر وتحويله إلى مطبخ وقاعة للطعام ومخزن للمواد الغذائية مع عمل السقف المستعار اللازم لها وتركيب ما يلزم من مكيفات وملحقاتها , كما يحق للطرف الثاني تحويل المطابخ الحالية إلى حمامات ودورات مياه أو إلى سكن للعمال حسبما يراه مناسباً لغرضها مع تركيب ما يلزم من ملحقات .
8. يقر الطرف الأول بأنه قد سمح للطرف الثاني ببناء خزان صرف صحي إضافي وتركيب وحدة ×××××××× لمعالجة مياه الصرف الصحي وخزان للغاز وعمل منطقة لغسيل الأيدي والملابس وصحون الأكل .
9. يقر الطرف الأول بأنه قد سمح للطرف الثاني بتركيب مولد كهربائي على قطعة الأرض المستأجرة لاستخدامه في حال الطوارئ .
10. يلتزم الطرف الثاني المستأجر بإعادة العين المؤجرة عند انتهاء عقد الايجار بحالة جيدة .
11. يقر الطرف الاول المؤجر بأنه في حالة إخلاء العين المؤجرة بسبب قرارات ادارية من اي جهة حكومية او اوامر من السلطات المختصة او بسبب القوة القاهرة أو أي سبب أجنبي لا يد للمستأجر فيه , ينفسخ هذا العقد تلقائياً بين الطرفين ويلتزم الطرف الأول المؤجر برد أية شيكات او مبالغ يكون قد إستلمها من المستأجر عن أي فترة لاحقة لتاريخ الفسخ إلى الطرف الثاني.
12. إتفق الطرفان على أنه يحق للطرف الثاني المستأجر استغلال العين المؤجرة كمخزن وسكن للعمال التابعين للشركات الشقيقة والشركات التابعة له طوال فترة العقد.
13.إذا اقام الطرف الثاني المستأجر في العين المؤجرة بناء أو غراس أو أجرى تحسينات إلتزم بتركها عند إنتهاء الإيجار.
14. تختص محاكم دولة قطر بالنظر في تفسير وتطبيق بنود هذا العقد بين الطرفين .
15. يلتزم الطرف الأول بسداد قيمة الإيجار المستحق إلى وزارة البلدية عن قطعة الأرض محل هذا العقد .
16. تحرر هذا العقد من نسختين بيد كل طرف نسخة منها .

On this day Sunday 16th of October, 2011, this contract has been concluded between the following:
1- M/s. xxxxxxxxxxxxxxxxxxxxxxxxxxxx Co., (C.R. No. xxxxxxxxxxx), P.O. Box xxxxxxxxxxx Doha- Qatar, represented by Mr. xxxxxxxxxxxxxxxxxxx, Chairman, hereinafter referred to as the First Party- Landlord.
2- M/S xxxxxxxxxxxxxxxxxxx, C.R. xxxxxxxxx, Tel: xxxxxxxxxxx, Fax: xxxxxxxxxxx, P.O. Box: xxxxxxxxxxx Doha – Qatar, represented by Mr. xxxxxxxxxxxxxxxxxxx, Chairman, hereinafter referred to as the Second Party- Tenant.
TERMS AND CONDITIONS:
1- Lease duration shall be TWO YEARS w.e.f xxxxxxxxxxxx to xxxxxxxxxxxxxxxxx renewable subject to the mutual consent of the two parties unless a one-month notice has been given by either party to the other prior to expiry date.
2- First Part shall rent out to the Second Party the Plot of Land No. xxxxxxxxxx, area size xxxxxxxxm2 leased from (Municipality) MMUP subject to the Lease Contract dated xxxxxxxxxxxxxx. This shall include all structures on the said land consisting of (xxx) buildings and comprising (xxxx) rooms and annexes located at xxxxxxx str., Industrial Area- Salwa Road. The Land shall be used as LABOUR ACCOMMODATION & STORES.
3- The LEASE AMOUNT shall be fixed at QRxxxxxxxxxx/- (xxxxxxxxxxxxxxxxx thousand Qatari Rials) per month.
4- The lease amount shall be paid in advance by (xxx) post-dated cheques (covering a complete year).
5- The parties hereto have agreed that the Second Party shall pay Kahrama bills during the lease period.
6- Tenant acknowledges that the leased premises has been inspected and found out that it is convenient to be used for labour accommodation.
7- Second Party shall have the right to alter the purpose of the store in the said premises into a kitchen, dining room, and food storing, and may install a false ceiling for same, air-conditioners and accessories. Second Party shall also have the right to alter the present kitchens into W.C.s, or accommodation area for workers as Tenant deems appropriate and install necessary accessories.
8- First Party shall affirm herein that the Second Party may construct an additional sewage treatment tank, install a xxxxxxxxxxx unit for sewage treatment, gas tank, and allocate an area for washing hands, clothes and plates.
9- First Party shall affirm herein that the Second Party may install a generator on the said premises to be used on emergency.
10- Second Party shall hand over the leased premises back to the First Party in good condition.
11- Tenant shall not, in case of eviction of the premises under governmental instructions or for other reasons beyond Tenant's power, be liable for payment of the remaining period of the contract, and the Landlord shall be obliged to return the unused cheques or amounts received to the Tenant as from the date of eviction up to expiry date. The Landlord shall be held responsible for that, provided that the notice period should be observed.
12- The parties hereto have agreed that the Second Party shall have the right to use the premises as store and labour accommodation for the Tenant's companies and/or sister companies during the lease period.
13- Second Party shall have to leave any structures built or plants grown or enhancements at the expiration of the contract.
14- Only Qatari courts shall have the jurisdiction to interpret any provisions of this contract and apply same on the parties hereto.
15- First Party shall be obligated to pay for the lease amount due to MMUP for leasing the land relating to the plot referred hereto.
16- This contract has been executed in (2) copies each party shall keep a copy thereof to work accordingly.

The Portion of the said road will be closed. The traffic will be diverted as through parallel
roads as shown.
From Friday, 27 May 2011 for a period of 6 Months
XXXXXXXXX Project appeals the commuters and residents of the area to co-operate and use the
alternative routes.
The inconvenience caused is deeply regretted.

إستكمالاً لأعمال الإنشاءات بمركز ××××××××××××××××××× متعددة الطوابق وحفر نفق يربط بينهما فإن إدارة المشروع تعلن عن عزمها إغلاق الطريق بمنطقة جنوب عنيزة وعمل تحويلات على جزء من الطريق وذلك كما هو موضح بالمخطط أعلاه.
يبدأ الإغلاق إعتباراً من يوم الجمعة 27/5/2011 ويستمر لمدة ستة شهور
ترجو إدارة مشروع ×××××××××× من الإخوة المواطنين والمقيمين مستعملي الطريق المذكور التعاون معها بإستخدام الطرق البديلة المهيئة لذلك وتأسف على ما قد يسببه الإغلاق من متاعب لهم.
